First Financial is always on a look out for additional funds from private investors interested in high return, predictable risk, passive, high interest bearing private commercial mortgages that our company originates on a constant basis in and around Philadelphia region. Once a new investor is ready to lend, investor becomes the actual lender. A new loan is title under the new investor's name. Our company, in essence, does only the brokerage of such loans and servicing of them after the closing for the purposes of collecting borrowers' payments on the monthly basis. All proceeds of the loan payment minus service fees and the override, if any, belong and are transferred to our lenders' accounts.
These investments into private mortgages can be made out of liquid, personal accounts. They are also allowed to be made out of the lender's self-directed retirement accounts as well through a trustee service. If the lender is making an investment into a new mortgage out of a qualified retirement account, such investments are usually tax-differed until later time.
